Connect your calendar and a cleaner is dispatched within minutes of each checkout. No scheduling, no chasing, no morning-of texts. Same crew when possible, full backup roster when not.
Background-checked. Vetted to five-star standards. Trained specifically on short-term rental turnovers, not residential cleaning. Every cleaner runs through the same protocol on every property.
Onboarding takes a single 15-minute call. Most properties are dispatching their first turnover inside 48 hours.
Address, bedroom count, supply preferences, lockbox or smart-lock code, special instructions. Five-minute setup, one-time onboarding.
Once your calendar's connected, every checkout triggers a turnover automatically. Same crew when possible, full backup roster when not. You don't book each turnover; it auto-dispatches.
Timestamped photos of every room, linens swapped from your provided sets, and a ready-for-guest sign-off, usually 30 minutes before your check-in window opens.
We dispatch turnover cleanings across the high-density short-term rental zones of greater Miami. Same-day turnovers are available in core dispatch zones subject to crew availability. Late-night turnovers (after 9 PM) book on advance request.
High-rise turnovers are our largest single-zone volume. Brickell condo buildings often have tight check-in windows and strict lobby procedures, and our Brickell Airbnb cleaning crews are trained on the most common building protocols: Icon Brickell, SLS, Brickell Heights, 1100 Millecento, and the rest.
Edgewater turnover cleaning sits inside the same dispatch radius as Brickell, which means we hit Edgewater units within minutes of a checkout event. The bayfront towers along Biscayne (Paramount, Aria, Missoni Baia, 1800 Club) are familiar territory.
Downtown Miami short-term rental cleaning runs on the same dispatch as Brickell and Edgewater. We cover the cluster of condo-hotels and live-work towers around Bayfront Park, the Met, and the new towers along NE 1st Avenue.
Wynwood Airbnb cleaning skews toward smaller boutique buildings and townhouse-style units rather than high-rises. We handle the tighter, more design-forward turnovers that make up most of the Wynwood STR inventory.
Mid-Beach turnover cleaning covers the stretch from 23rd to 63rd Street: Faena, Edition, Carillon, and the dense oceanfront condo-hotels. Mid-Beach STR cleaning often runs back-to-back with same-day check-in, and our dispatch is built for it.
Coral Gables is largely single-family and townhouse Airbnb inventory rather than condo-tower. Our Coral Gables cleaning crews handle larger square footage, full-property turnovers, usually 3BR and up, often with linen-service add-ons.
Coconut Grove Airbnb cleaning covers a mix of waterfront condos around Sailboat Bay and bungalow-style homes inland. Most Grove turnovers benefit from our linen-service add-on given the property sizes and the higher-end guest expectations in the neighborhood.
Aventura short-term rental cleaning is the northernmost zone we cover with same-day dispatch. The high-rises along Country Club Drive and 35th Avenue are our usual addresses; we coordinate with concierge desks where required.
Doral Airbnb cleaning serves the corporate-traveler segment more than the leisure segment: back-to-back business-week turnovers near the airport corridor and the larger Doral resort properties. Faster check-in/check-out cadence than the beach zones.
South Beach cleaning is our highest-density crew zone given the property concentration. South Beach STR turnovers run on a tighter window. The late-checkout / early-check-in pattern is most aggressive here, and our late-night turnover add-on is most-used in this neighborhood.
One flat rate per turnover, by bedroom count. The price you see is the price you pay. Same rate for one unit or twelve.
Trip fees may apply ($50) if property setup doesn't meet our standard requirements (e.g., no clean linens available, no property access). We confirm requirements during onboarding to prevent this.
Discount auto-applies monthly based on completed turnover volume.
Excessive cleanup (post-party damage, biohazards) is assessed with photo documentation; surcharges of $50–$150 apply with host pre-authorization.
Covers everything in standard turnover plus oven and fridge interiors, grout, baseboards, vent covers, behind appliances, and inside cabinets. Booked as a separate service from regular turnovers.
General liability and bond coverage on every job. Certificate of insurance available on request. Most hosts file it once for property records.
Every cleaner in our dispatch pool is background-checked, insured, and short-term rental-trained before their first job. Built-in backup roster means no missed turnovers.
No franchise. No call center. The owner answers the phone, and the dispatch decisions are made by someone who lives here.
Palm Hospitality Cleaning was founded by Andres Diaz, a Miami operator who got tired of watching well-marketed cleaning services fall apart on the second turnover. Every dispatch decision, every photo report standard, every cleaner on the roster traces back to one question: would I trust this person with my own check-in tonight?
If the answer's no, they're not on the team. That's the entire bar.
Every turnover includes: full kitchen clean (counters, stovetop, sink, appliance exteriors, microwave interior, dishwashing), full bathroom clean (toilet, shower/tub, sink, fixtures, mirror), all bedrooms (linen swap with your provided clean set, dust, vacuum), all living areas (dust, vacuum, hard floor mop, glass/mirror), trash removal and replacement of liners, restocking from your on-site supply stash, and a guest-ready inspection with timestamped photo report.
Not included in standard turnover: linen washing (paid add-on +$35), deep cleaning of oven interior/fridge interior/grout/walls (separate deep clean service), and excessive cleanup beyond standard turnover (assessed case-by-case).
Connect your Airbnb, Vrbo, or direct-booking calendar once. The system pulls checkout events in real time and assigns a cleaner from your assigned crew within minutes. You don't book each turnover; they auto-dispatch from the calendar event. You get a confirmation when the cleaner is en route, and a photo report when the unit is guest-ready.
Yes. Palm Hospitality Cleaning carries general liability and bond coverage on every cleaner and every job. Documentation is available on request, and most hosts file it once for their property records.
Late checkout is the single most common turnover risk, and it's the reason same-day capacity is built into pricing. If your guest's checkout slips, dispatch shifts automatically. The same-day add-on (+25%) covers most late-checkout scenarios; the late-night add-on (+$45) covers post-9 PM check-ins.
Same-day turnovers are available in our core dispatch zones (Brickell, Edgewater, Downtown, Mid-Beach, South Beach) subject to crew availability. The same-day surcharge is +25% over base pricing. We recommend booking same-day requests as early in the day as possible. Late-night turnovers after 9 PM are billed separately at +$45.
Multi-property hosts are our primary customer. Pricing stays per-turnover (no portfolio minimum, no monthly contract), and we assign crews so the same cleaners rotate through the same units when possible. For 5+ unit hosts we offer monthly invoicing and consolidated photo reports across the portfolio.
Linen service (+$35) covers wash, dry, fold, and restock of bed linens and bath towels you supply or store at the unit. Essentials restocking (+$30) covers paper goods, hand soap, dish soap, coffee, and any unit-specific items on the supply list you provide at onboarding.
Yes. For continuous turnovers, every bed must have a minimum of 2 complete linen sets (sheets, pillowcases, duvet cover) and every bathroom needs 2 sets of bath towels and hand towels. While guests use one set, the other is being washed for the next turnover. This is the industry-standard rotation that keeps your unit guest-ready on tight schedules.
If you don't have a second set yet, we can either help you set one up (we'll send a recommended Amazon list during onboarding) or add our Linen Service (+$35) to each booking, where we wash, dry, fold, and remake during the turnover.
Same-day dispatch covers Brickell, Edgewater, Downtown Miami, Wynwood, Mid-Beach, Coral Gables, Coconut Grove, Aventura, Doral, and South Beach. We add coverage zones as crew capacity grows; if your unit isn't in a current zone, ask. Many adjacent neighborhoods are already on the roster informally.
Most properties are onboarded and ready for first turnover within 48 hours. Onboarding is a 15-minute call to walk through unit specifics, supply preferences, and calendar connection; first turnover schedules immediately after.
